We help homeowners, buyers, sellers, landlords, property managers, and commercial property owners understand what may be happening inside a building before they move forward with cleanup, repairs, or renovation.

Whether the concern started after a plumbing leak, storm-related water intrusion, basement moisture, roof leak, or unexplained odor, an inspection can help identify the areas that need attention.

All Island Mold Inspectors

When Should You Schedule a Mold Inspection in Massapequa?

You do not need to wait until mold is covering a wall before requesting an inspection.

In many cases, the first signs of a moisture or mold problem are subtle.

You may notice:

  • A persistent musty smell
  • Water stains on walls or ceilings
  • Damp basement areas
  • Peeling paint
  • Warped flooring
  • Mold-like growth
  • Condensation around windows
  • Previous flooding
  • Plumbing or appliance leaks
  • Roof leaks
  • Damp drywall or insulation
  • Recurring moisture in the same area

Mold Testing and Mold Assessments in Massapequa, NY

Mold testing should be based on the conditions inside the individual property.

Simply collecting air samples without looking for moisture, water damage, or visible conditions may not provide enough information to understand the problem.

A mold assessment may involve visual inspection, moisture investigation, and air or surface sampling when appropriate.

Visual Mold Inspection

The inspection may focus on areas such as:

  • Basements
  • Attics
  • Bathrooms
  • Kitchens
  • Utility rooms
  • Areas around plumbing
  • Windows and exterior walls
  • Ceilings below roof leaks
  • HVAC-related areas
  • Rooms affected by previous flooding
  • Areas with persistent odors

Air and Surface Sampling

Air or surface samples may be useful when additional information is needed.

Sampling may be considered when:

  • Mold is suspected but cannot be seen
  • A musty odor has no obvious source
  • A property has experienced previous water damage
  • Documentation is needed
  • A buyer or seller needs more information
  • The inspection identifies areas that warrant testing

Moisture Investigation

Mold concerns often begin with a moisture problem.

Possible sources can include:

  • Plumbing leaks
  • Roof leaks
  • Exterior water intrusion
  • Foundation seepage
  • Storm-related water entry
  • Appliance failures
  • Condensation
  • Window leaks
  • Previous flooding

I recently discovered a very small section of mold in my basement, (approx 5 square ft). Richard McGinty (aka Richie Mold) from All Island Mold, (who came highly recommended) came out to take a look, and asses the situation. Richie took the time, explained everything in detail. Any questions I had were answered, in complete detail. Quotes, schedule times, set-up and communication were exception! Zero surprises Richie and Tommy (his project manager) were super friendly, honest, arrived on time, setup and sealed off the work area professionally, worked long hours and did an amazing cleaning and sanitizing job of the entire basement. I am completely blown away as to how clean everything now is. How much better it now smells and the major difference in the air quality! It is no longer the "Dungeon" but I room I very much look forward to using now. A million Thank yous to Richie and Tommy for the amazing job you did. I HIGHLY RECOMMEND RICHIE MOLD, TOMMY (AND TEAM) AT ALL ISLAND MOLD INSPECTORS. Forever grateful, Susan M. East Setauket.

Rich McGinty (Richie Mold) from ALL ISLAND MOLD INSPECTORS came to our home in Ronkonkoma, New York and helped us tremendously during a very stressful situation. As an active duty military member, I truly appreciated his honesty, professionalism, and willingness to help another military family. During our military move, a moving company delivered mold-contaminated contents to our home, which affected the air quality inside the house. With children and pets in the home, we were extremely concerned about the environment and our family’s health. Rich performed a full mold inspection, indoor air quality assessment, and mold air testing throughout the home. He used professional equipment including an infrared thermal imaging camera, moisture detection equipment, and a particle counter to help evaluate the indoor environment and air quality conditions inside the house. He explained everything clearly and made us feel comfortable throughout the entire process. Although he normally offers HEPA air scrubber equipment rentals, in our situation he dropped off two HEPA air scrubbers free of charge as a courtesy to help clean and filter the air in our home while we worked through everything. That truly meant a lot to our family. He also sent our mold samples to a certified EPA laboratory for detailed analysis and reporting, which gave us a much better understanding of what we were dealing with and helped support our insurance claim process. Not only did he help identify the mold and contamination concerns, but he also connected us with a public adjuster to assist with our insurance claim as well. If you need mold testing, mold inspection services, indoor air quality testing, particle analysis, or HEPA air scrubber rentals on Long Island, I highly recommend Rich McGinty and ALL ISLAND MOLD INSPECTORS. Professional, knowledgeable, responsive, veteran-owned, and someone who genuinely cares about helping people and protecting families, children, and pets.

Richard McGinty (Richie Mold) owner of All Island Mold Inspectors was a huge help to me. He was honest, reasonable, professional, and extremely easy to talk to. He inspected everything carefully, explained it in plain English, and most importantly, he did not try to upsell me or push unnecessary work. Tommy, who was with him, was also wonderful. He was pleasant, respectful, and professional, and together they made me feel comfortable during a very stressful situation. After months of stress, Richard gave me real peace of mind and pointed me in the right direction. I felt comfortable trusting him from the moment he came here. He was straightforward, looked out for my best interest, and treated me with kindness and respect. I’m very grateful for their help and highly recommend All Island Mold Inspectors. A+

Mold Concerns After Heavy Rain or Water Intrusion

Massapequa is part of the South Shore area of Nassau County, with local waterways, beaches, marinas, and bayside areas nearby. Town of Oyster Bay facilities in Massapequa include TOBAY Beach and Marina, Philip B. Healey Beach, John J. Burns Park, and other waterfront access points.

Heavy rainfall and stormwater are real local considerations. For example, Nassau County issued a July 2026 advisory affecting two Massapequa-area South Shore beaches because heavy rainfall caused stormwater runoff.

For homeowners, that does not mean every storm creates a mold problem.

The concern is what happens when water gets inside the building and does not dry properly.

Water may enter through:

  • Roof leaks
  • Basement seepage
  • Exterior walls
  • Windows
  • Foundation areas
  • Plumbing failures
  • Ground-level openings

After the visible water is removed, moisture may remain inside materials such as:

  • Drywall
  • Subflooring
  • Insulation
  • Cabinets
  • Baseboards
  • Carpet padding
  • Wall cavities
